Families will love the choice of days out close by, from the rides and shows at Flamingo Land to water-filled fun at Alpamare in Scarborough. History buffs can step back in time aboard the North Yorkshire Moors Railway, pairing the heritage journey with a wander through Pickering’s market town charm.

For city culture, York is within easy reach by car or via the convenient hourly train from Malton — ideal for a stress-free day trip. And for those craving the outdoors, Dalby Forest offers cycling and mountain biking trails that wind through spectacular woodland.

Orchard House - sleeps 6
Overlooking the orchard and gardens, Orchard House is a spacious three-bedroom retreat designed with families in mind. A light-filled lounge with an open fire sets the scene for cosy evenings, while the fully equipped kitchen and dining area make mealtimes easy. Upstairs you’ll find a double with en suite, two twin rooms, and a family bathroom, with stair gates thoughtfully fitted for little ones. A private courtyard with room for two cars completes the picture.

The Coach House - sleeps 5
Once home to horses and carriages serving the Grade II listed Cliff House, The Coach House still shows its history through a grand window looking down Back Lane in Ebberston. Inside, exposed beams and a wood-burning fire create a welcoming atmosphere, with a kitchen-diner that flows naturally into the lounge. With a double, twin, and single bedroom plus two washrooms, there’s space for five guests and up to two dogs. A secure yard with a bench and bike rack offers a practical outdoor spot.

The Granary - sleeps 4
Converted from the old stables and granary, this two-bedroom cottage is rich in character. The lounge is centred around an open fire, while the adjoining kitchen and chandelier-lit dining room invite relaxed evenings together. A double and a twin bedroom provide comfortable accommodation for four, with both an upstairs bathroom and a handy downstairs loo.

Pear Loft - sleeps 2
Romantic and full of light, Pear Loft is a private escape for two. Double-height rooms with exposed oak beams give a sense of space, while a sitting room and kitchen with garden views offer everything you need for an easy stay. The elegant double bedroom and bathroom complete this characterful hideaway.

Apple Cottage - sleeps 2
Once the old laundry and apple store, this cottage is now a snug bolthole for two. Locally sourced fabrics and crafts give it a homely touch, while the ground-floor kitchen and dining area lead into a cosy double bedroom. Upstairs, a lounge looks out over the gardens and bird feeders, with a compact bathroom tucked neatly away. Apple Cottage also welcomes one well-behaved dog.

Cliff House has plenty to keep guests entertained, whether the plan is for lazy days or adventure-packed family fun. Larger cottages offer open fires, perfect for autumn evenings, and guests enjoy exclusive access to the nine-metre indoor heated pool and a well-stocked games room with pool and table tennis.

Children will love the little extras such as feeding the ducks and chickens, borrowing from the toy lending library, or discovering new books from the wide collection available. Outdoors, two acres of grounds open up to safe play equipment, magnifying posts for curious explorers, and a woodland clearing with a campfire for evenings under the stars. Walking trails from the cottages make it easy to head out and enjoy the Yorkshire countryside.

Practical touches make holidays effortless, with free Wi-Fi, laundry facilities, towels and bed linen included, and EV charging points for electric vehicles. For those who prefer to eat out, the dog-friendly village pub is just a three-minute walk away and serves hearty meals without the need to drive.

Location

Cliff House has stood at the head of the village of Ebberston for centuries, with records tracing it back to at least 1750 and likely even earlier, to around 1650. Over the years the house has grown and adapted through at least five phases of development, creating the distinctive Grade II listed building that guests see today.

Its history is varied and colourful. At different times Cliff House has been a working farm, a racehorse stud, and later a welcoming bed and breakfast. Many of the outbuildings that once supported farm life are now the characterful cottages where guests stay, while one of the old barns has been transformed into the indoor swimming pool. Today, Cliff House continues to evolve — a family home as well as a place for memorable holidays — with its heritage carefully preserved for future generations.

Units

Meet The Team

Cliff House Holiday Cottages are owned and run by Jacqueline and Alastair, who moved here with their family, cats, and dog Udal in March 2020. Their timing coincided with the first Covid lockdown, but they used those months to make thoughtful improvements to both the cottages and grounds.

Since then, they’ve added play equipment across the two-acre gardens, created woodland walks and a meadow, and refreshed the pool area with decking, seating, and a new shower. Inside the cottages, every detail has been considered — from new artwork, bedlinen, and locally sourced fabrics to eco-friendly cleaning products and little extras such as maps, walking guides, and binoculars to help guests make the most of their stay.

Jacqueline and Alastair have a long connection to North Yorkshire. Having holidayed in the area for years — and with Alastair visiting since childhood — they were inspired to make it their home. When not working in the garden or baking, they can often be found exploring the countryside and coast with their children, dog, and cameras. Living on site, they are always happy to offer advice on the best places to visit during your stay.

How to find Cliff House Cliff House is at the head of the pretty village of Ebberston on the A170 between Scarborough and Pickering in North Yorkshire. How to Find Us by Car From the North — Take the A169 road over the North York Moors, turning left at the Fox and Rabbit Inn, following signs all the way to Thornton-le-Dale. In Thornton turn left joining the A170 signposted to Scarborough. After 4 miles you will come to Ebberston. Slow down and take the left hand turn at the cross roads in the dip. Cliff House is on the right. From the East — Take the A170 road to Pickering. One and half miles after Snainton you will come to Ebberston. At the cross roads at the bottom of the incline turn right and Cliff House will be on the right. From the South (M1) — Leave the A1 (M) at Junction 44 on to A64. Follow the A64 towards Scarborough for 35 miles. Take the A169 exit towards Whitby/Pickering. Turn left on A169 towards Pickering. At the roundabout in Pickering turn right on to the A170. After 7 miles you will come to Ebberston. Slow down and take the left hand turn at the cross roads in the dip. Cliff House is on the right. From the West (A1) — Leave the A1 at Junction 49. Follow the A168 to Thirsk. Follow the A170 towards Scarborough for 34 miles. Drive through Thorton-le-Dale, after 4 miles you will come to Ebberston. Access by rail
The closest rail station is Malton, just 15 minutes away by car, with regular services to York and onward connections across the UK. Scarborough station is also nearby for routes along the Yorkshire coast.
Access by air
The nearest airport is Leeds Bradford, around 90 minutes by car. Teesside International and Humberside are also within easy reach, while Manchester offers wider international connections.
