Kernock Cottages

Luxury holiday cottages in Cornwall.

Set within 22 acres of Cornish countryside, Kernock Cottages is a small collection of luxury self-catering accommodation in rural Cornwall.

The estate is home to four individual cottages, each fully self-contained and available to book on its own or together as a group. Every cottage includes a private hot tub and its own outdoor space, making Kernock well suited to couples, families, friends travelling together, or guests booking multiple cottages for a shared stay. They welcome short stays as well as longer bookings and guests can arrive on any day (no Saturday only changeover here!)

Accommodation at Kernock is equipped to a high standard, with well-appointed kitchens, quality bedding and linens, and a range of practical inclusions to support relaxed, comfortable stays. Baby equipment is available on request, and one of the cottages, Heather Barn, is wheelchair accessible.

Kernock is dog friendly, with dogs welcome in all cottages. The estate includes Central Bark, a large, secure dog exercise field, as well as access to countryside walks directly from the property.

Cottages can be booked individually or combined for larger group bookings, including exclusive use of the estate. Kernock offers a flexible countryside base with private accommodation, outdoor space and modern facilities.

Plan Your Stay

Kernock is well suited to both short breaks and longer stays. Each cottage is self-catering, giving guests the flexibility to set their own pace — from relaxed days on the estate to time spent exploring Cornwall.

For guests travelling as a group, the layout allows you to stay together while still having your own space. Cottages can be booked individually or combined, including exclusive use of the estate for larger gatherings.

Private hot tubs, outdoor seating areas and access to estate features such as the secure dog exercise field are included with every stay. Baby equipment can be requested in advance, helping to make travelling with younger children simpler.

The countryside setting provides a quiet base, while remaining within easy reach of coastal walks, local villages and day trips further afield — making it easy to balance time on site with exploring the wider area.

Rooms

Accommodation at Kernock is arranged across a collection of individual cottages, each offering fully self-contained space with its own private hot tub and outdoor area.

The cottages vary in size and layout, making it easy to choose a single cottage for a smaller group or book multiple cottages together for a shared stay. Each one includes a well-equipped kitchen, comfortable living space and private bedrooms, designed to suit both short breaks and longer stays.

Heather Barn is arranged on a single level and is wheelchair accessible. Baby equipment can be provided on request, helping to make travelling with younger children simpler.

When booked together, the cottages offer a flexible arrangement for families or friends who want to stay close while still enjoying their own space.

Activities

Time at Kernock can be as relaxed or as active as you choose. The estate itself offers space to slow down, with open countryside surroundings, private outdoor areas at each cottage, and time to unwind in your own hot tub.

Guests also have access to Central Bark, a large, secure dog exercise field, alongside countryside walks directly from the property. Welcome packs and thoughtful extras for both dogs and babies help make settling in simple from the moment you arrive.

For those looking to add more to their stay, guests benefit from discounted access to the nearby China Fleet Country Club, which offers a swimming pool, spa and leisure facilities. This provides an easy option for wellness-focused time or family-friendly activities close to the estate.

Beyond Kernock, the south Cornish coast, coastal walking routes and nearby villages are all within easy driving distance, making it easy to combine countryside stays with beach days and wider exploration across Cornwall and into neighbouring Devon.

Location

Kernock is located in rural south-east Cornwall, close to the Devon border and within easy reach of both countryside and coast.

The estate sits a short drive from the south Cornish coastline, with access to coastal walks, beaches and waterside villages, as well as inland routes leading towards Bodmin Moor and the Tamar Valley. Its position also makes it a convenient base for exploring neighbouring Devon.

Despite its rural setting, Kernock is well connected by road and within easy reach of local amenities, making it straightforward to combine a peaceful countryside stay with day trips, dining out and coastal exploration.

Meet The Team

Kernock is owned and managed by Louise and Damian Orton, who live on-site and are closely involved in the day-to-day running of the estate.

With backgrounds centred on service, problem-solving and delivering high standards, Louise and Damian bring the same approach to Kernock Cottages, focusing on creating well-run stays and a positive guest experience. They are supported by a small, trusted team who help look after the cottages and the wider estate.

Kernock remains a family affair, with their grown children often lending a hand, and their cockapoo, Jaffa, a familiar (and much-loved) presence around the property.

Louise and Damian are passionate about sharing the balance Kernock offers — a countryside setting that feels peaceful and tucked away, while remaining within easy reach of the coast, nearby villages and local amenities — and they look forward to welcoming both first-time and returning guests.
